Occasionally, supplemental fees will need to be added to a conveyancing quote primarily due to the fact that additional work will be required to be carried out by our conveyancing lawyers. For this reason, and in-keeping with London Property Lawyers policy of being as transparent as possible it has decided to list some of the most common supplemental fees:

Service Description Supplemental Fee
Building Safety Act 2022 High Rise Properties High rise properties generally over 7 stories or 5 stories where there are retail outlets are now subject to extremely stringent conditions which require significant additional checks and enquiries. The cost of this will vary depending on the building involved. In some cases, we may not be able to assist due to indemnity insurance restrictions. POA (If applicable)
Corresponding with Lender 3rd party lawyers £500.00 + VAT
Joint Purchaser Deed of Trust Declarations Joint Purchaser Deed of Trust Declarations are required when joint purchasers are buying a property as tenants in common and the equity percentage is not 50:50 £350.00 + VAT
Leasehold Properties Leasehold Properties or properties which have a share of a freehold or are subject to a freehold with a managing agent. In all these situations, extra-legal work and liaisons will be required £200.00 + VAT
Mortgage Fee This applies where a mortgage is secured on a property or where a mortgage is being redeemed £150.00 + VAT
Bank Transfers £35.00 per transfer £35.00 + VAT
New Build Houses and/or Developments New builds require significant additional checks over established properties including reviewing all relevant plans, permissions, utilities, indemnities etc. £600.00 + VAT
